Prices and costs

How much does an apartment in Limassol cost?
It depends on the area, the floor and how close the building is to completion. Our own released apartments are listed with their current price on the availability page, read directly from our inventory system rather than typed into the page, so what you see is what we are selling at today.
What VAT do I pay on a new-build apartment in Cyprus?
The standard rate is 19%. A reduced 5% rate applies to the first 130 m² of a qualifying primary residence, within the value limits set by the current legislation. Our VAT calculator models both parts of the bill so you can see the real total before you enquire.
What other costs should I budget for?
Legal fees for your independent lawyer, transfer fees or the exemption that applies when VAT has been paid, stamp duty on the contract, connection fees for utilities, and the annual communal charge for the building. We put every one of these in writing before you sign anything.
Do I pay an agency commission when buying from the developer?
No. Iolouma is the developer. You buy the apartment from the company that built it, so there is no agency fee layered on the price and no third party between you and the site team.

The process

How does buying off-plan in Limassol work?
You reserve the specific apartment, your lawyer reviews the title and the contract, the contract is signed and deposited with the Land Registry, and payments follow construction stages. You receive the keys on the date written in the contract.
How long does a purchase take?
From reservation to signed contract is usually two to four weeks, most of it your lawyer's due diligence. Completion depends on the building's construction stage, which is shown on each residence page.
Can non-EU citizens buy an apartment in Limassol?
Yes. Non-EU buyers may acquire a residential property freehold subject to routine Council of Ministers approval. It is an administrative step, not an obstacle, and we support it through the whole file.
Does buying property give me residency in Cyprus?
Cyprus permanent residency under Regulation 6(2) starts from €300,000 in new-build residential property plus evidence of secure overseas income. Approval typically takes a few months. We can point you to specialist advisers; we do not give legal advice ourselves.

Areas and living in Limassol

Which areas of Limassol should I consider?
The seafront and marina district suit buyers who want restaurants and the promenade on their doorstep. Germasogeia and Potamos Germasogeias balance beach access with schools. Agios Athanasios and Mesa Geitonia are quieter and better value per square metre. Our area guides describe each one honestly, including the trade-offs.
Is Limassol a good place to live year-round?
It is the country's business capital as well as a resort city, so shops, clinics, international schools and offices operate through the winter rather than closing out of season. Expect roughly three hundred sunny days a year and a real, working city underneath the coastline.
How far is Limassol from the airports?
Larnaca International is about forty-five minutes by motorway and Paphos International about an hour, which makes weekend travel realistic for owners who split their time between countries.
What about schools and healthcare?
Limassol has several English-language private schools and a mix of public and private clinics, with the general hospital and private medical centres inside the city. Most of our buyers with children choose Germasogeia or Agios Athanasios for the school run.

Viewings and after handover

Can I view an apartment before it is finished?
Yes. We arrange site visits with the project team, with helmets and boots provided, and we walk you through the actual unit rather than a show flat. Remote buyers get a filmed walkthrough of their own apartment on request.
What happens after I get the keys?
The building comes with structural cover and an appliance and installation warranty period, and the same team you dealt with during construction handles snagging. We do not hand you over to a call centre after handover.
Can the apartment be rented out?
