The four planning numbers that decide what can be built on a plot, explained without jargon.

The four numbers

Building coefficient sets total permitted floor area as a multiple of plot area. Coverage limits the footprint. Height and floor count cap the vertical. Setbacks push the building off its boundaries. Together they define the maximum envelope.

Why two neighbouring plots differ

Zone boundaries in Limassol can run down a street, so an identical plot on the opposite side may permit a materially different building. This is the first thing any credible feasibility study checks, and the most common cause of an over-priced land offer.

Reading it as a buyer

Zoning also tells you what may appear next to your building. A low-rise view over a plot zoned for six storeys is a view with an expiry date.
