Land Acquisition in Limassol: Due Diligence That Prevents Disasters

Title, encumbrances, access, archaeology, utilities and geotechnics — the checks that decide whether a plot is buildable.

Title and encumbrances

A search at the Land Registry establishes ownership, shares, mortgages, memos and rights of way. Undivided shares and family co-ownership are common in Cyprus and are the single most frequent reason a site takes a year longer than planned.

Physical constraints

Registered access to a public road, water and sewerage capacity, electricity supply, ground conditions and the possibility of archaeological findings all change cost and programme. Geotechnical investigation before purchase is cheap relative to discovering rock or a high water table after.

The commercial test

Land price only makes sense per buildable square metre, never per plot. Two adjacent plots with the same asking price can differ by half in what they permit.
