Buying Property in Cyprus From Abroad: The Process Step by Step
Reservation to title transfer for a remote buyer, including power of attorney, bank compliance and the Land Registry deposit.
The eight steps
Shortlist and reserve; appoint an independent Cypriot lawyer; complete title and planning due diligence; negotiate and sign the contract of sale; deposit it at the Land Registry; obtain Council of Ministers approval where required; pay in agreed stages; take handover and title transfer.
Practicalities from overseas
A limited power of attorney lets your lawyer sign and register on your behalf. Opening a Cypriot bank account takes longer than most buyers expect, so start it in parallel with reservation and prepare full source-of-funds documentation.
Non-negotiables
Your own lawyer, not the seller's. Contract deposited at the Land Registry. Payments tied to construction milestones. Everything material in writing.
