Certificate of Final Approval and Title Deeds in Cyprus
How a finished building becomes separate title deeds, why it takes time, and how buyers protect themselves in the meantime.
The sequence after handover
The building is inspected against its permit and receives a certificate of final approval. The Land Registry then divides the building and issues separate title deeds per unit, which are transferred to buyers who have paid in full.
Why the gap exists
Administrative processing, any permit amendments needing regularisation, and outstanding obligations on the land can all extend the interval between keys and deeds.
Buyer protection in the interval
A contract deposited at the Land Registry gives the buyer a protected, enforceable position pending transfer. It is standard practice and should never be skipped.
