Decide the buyer before you buy

Every purchase should have a named future buyer: a relocating family, a local upgrader, a yield investor. Units that fit no clear profile — oversized, oddly configured, over-specified for their district — take the longest to sell and discount the most.

What protects value

A building with a funded sinking fund, competent management, a good energy rating and clean title deeds resells faster and higher than a comparable one without. Most of that is decided at purchase, not at sale.

Costs and timing

Budget for capital gains tax on the taxable gain, agency fees if used, and legal costs, and expect a realistic marketing period of several months rather than weeks. Selling with title deeds already issued removes the single largest friction in a Cypriot resale.
