New Build or Resale in Limassol? An Honest Comparison

Energy rating, warranty, VAT, communal charges and negotiating room compared, with the cases where resale genuinely wins.

Where new build wins

Insulation and glazing standards changed materially in the last decade, so a new A-rated apartment can cost a fraction of a 1990s equivalent to cool. New buildings also carry structural cover and an installation warranty, come with compliant fire and accessibility provisions, and are bought with a clean title from a single counterparty.

Where resale wins

Resale buys you a finished thing you can stand inside, a known neighbourhood, mature planting, and often more square metres per euro in central locations where no land remains. If you need to move in this month, resale is the only real answer.

The numbers that decide it

Compare total cost of occupation, not headline price: purchase price, VAT treatment, transfer fees, the annual communal charge, expected electricity, and any renovation the resale needs to reach the same comfort standard. That calculation flips more often than buyers expect.
