New Developments in Limassol: What Is Being Built and Where

A guide to new residential developments in Limassol — which areas are growing, what boutique buildings of 6–12 apartments offer, and how to compare projects.

Where new building is happening

Most new apartments in Limassol are rising in established suburbs rather than on the seafront towers: Ypsonas, Agios Athanasios, Mesa Geitonia and the edges of the city centre. These areas offer schools, shops and quick motorway access at prices well below the coast.

Boutique buildings versus large complexes

Iolouma builds small blocks of roughly 6 to 12 apartments. Fewer neighbours means lower communal charges, quieter stairwells and a building that is easier to maintain. Large complexes offer pools and gyms, but the running costs follow.

How to compare new projects

Compare the energy class, insulation, parking, veranda size, communal charge and the delivery date in the contract. Then ask the developer for buildings they have already delivered and visit one.
