Boutique Development: Why Smaller Buildings Can Be Better Buildings
Fewer units per lift, tighter quality control, lower communal costs and a different relationship between developer and owner.
Quality control scales inversely
On a twelve-unit building the developer's team can inspect every unit personally at every stage. On a two-hundred-unit tower that becomes a sampling exercise, and defects reach handover.
Running costs
Fewer amenities means a lower monthly charge and less to maintain badly. A well-run garden and two reliable lifts beat an unused gym and a pool with a maintenance dispute.
The trade-off
Boutique buildings offer less facility and, usually, fewer view-floors. What they offer instead is a building that ages well and neighbours who know each other.
