Snagging and Defects Liability: What Happens After Handover
How the inspection works, what a developer must fix, how long the liability lasts and how to document a defect properly.
The snagging inspection
Walk the unit before final payment with the specification schedule in hand. Photograph and list everything, including alignment, sealant, door operation, water pressure and socket positions. A written, dated list is far more effective than a conversation.
Defects period
A defined defects liability period covers workmanship items after handover, and structural liability runs considerably longer under Cypriot law. Keep the paperwork.
Good practice
Agree response times in writing, and keep a modest final payment outstanding until the list is closed.
