What regeneration does to value

Public realm investment — pedestrianisation, lighting, waterfront access — typically lifts adjacent residential values before the private schemes arrive, then compresses the discount to prime.

Where to be careful

Regeneration announcements are not regeneration. Look for funded, permitted works with a contractor on site.
