What can be done remotely
Shortlisting, filmed walkthroughs of your specific unit, title and planning due diligence by your lawyer, contract negotiation, signature by power of attorney, and bank transfers under the usual compliance checks. A large share of our buyers complete without being in Cyprus for the signing.
What is worth a flight
The neighbourhood. Photographs cannot tell you how a street sounds at 08:00 or how long the school run really takes. If you can only visit once, visit before you reserve rather than after, and spend the day in the area rather than in the show unit.
Protecting yourself at distance
Appoint an independent Cypriot lawyer of your own choosing, insist on the contract being deposited at the Land Registry, keep payment stages tied to verified construction milestones, and ask for dated site photographs of your unit at each stage.
