Buying Property in Cyprus from the UK: The Practical Steps
How UK buyers purchase an apartment in Limassol — permission, currency, lawyers, viewings and what changes after Brexit.
What changes for UK buyers
Since Brexit, UK citizens buy in Cyprus as non-EU nationals. In practice this means one extra step: permission from the District Office, which your lawyer applies for and which is a formality for a residential apartment. The rest of the process — reservation, contract, Land Registry deposit, staged payments — is the same as for any buyer.
Money and currency
Prices are in euro. Most UK buyers transfer in stages through a currency specialist rather than a high-street bank, fixing the rate per stage payment. Budget for transfer fees, stamp duty and VAT where it applies — our VAT calculator shows the current rates.
Buying without flying in
Video viewings, signed power of attorney and couriered originals make a fully remote purchase possible. We still recommend one visit — to walk the neighbourhood and, ideally, a delivered Iolouma building — before the final payment.
Common questions
- Can UK citizens still buy property in Cyprus after Brexit?
- Yes. UK buyers need District Office permission, which is routine for a residential apartment and handled by your lawyer alongside the contract work.
- Do I need to be in Cyprus to complete?
- No. A lawyer acting under power of attorney can sign and complete on your behalf, though we recommend visiting at least once before final payment.
