How to Choose a Developer in Limassol (Not Just an Apartment)
Delivery record, financial structure, after-sales and transparency — the four tests that separate builders from marketers.
The delivery record test
Ask for the last three completed buildings, the contractual handover dates and the actual ones. Then go and look at those buildings five years on: the lobby, the façade, the parking, the state of the common parts. That is the only honest preview of what you are buying.
The transparency test
Are prices and availability published, or extracted through a salesperson? Is the specification written down? Will they put the delivery date and a penalty in the contract? Companies that publish live prices have decided in advance not to negotiate against their own buyers.
The after-sales test
Ask who handles snagging after handover and whether it is the same team that built the unit. The gap between a developer and a sales agency shows most clearly in the month after you get the keys.
