The four-part budget
Purchase price is one part of four. Add the tax layer — VAT at the applicable rate, transfer fees where they apply, stamp duty. Add the transaction layer — legal fees, valuation, bank arrangement charges. Add the ownership layer — communal charge, insurance, electricity, and a small annual maintenance reserve.
Stress-test before you reserve
Model the monthly payment at a rate two points above today's, and check it still leaves room. Our loan calculator does this in about a minute and is deliberately conservative, because a purchase that only works at the best-case rate is not a purchase, it is a bet.
Where buyers find extra room
Earlier construction stage, a lower floor with the same layout, or a two-bedroom in a stronger building instead of a three-bedroom in a weaker one. Buying directly from the developer also removes the agency fee from the equation entirely.
