The Property Buying Process in Limassol, Step by Step

How buying an apartment in Limassol works, from first viewing to title deeds: reservation, lawyer checks, contract, Land Registry, payments and handover.

1. Choose the apartment and reserve it

Shortlist by area, floor and orientation, view the building in person or by video, then reserve the unit with a small refundable or deductible deposit. The reservation takes the apartment off the market while your lawyer checks the paperwork.

2. Appoint an independent lawyer

Your lawyer should work for you, not the seller. They check that the developer owns the land, that planning and building permits exist, whether there is a mortgage on the plot, and that the contract matches what you were shown.

3. Sign the contract and deposit it at the Land Registry

Once signed, the sale contract is stamped and deposited at the District Land Registry. This protects your right to the property until the title deed is transferred to your name.

4. Pay in stages

For new buildings, payments are usually linked to construction milestones written in the contract. For a finished apartment the balance is normally paid at signing or at transfer. Ask whether a reduced VAT rate applies to you and check it with our VAT calculator.

5. Handover and title deeds

At handover you inspect the apartment, note any snags in writing and receive the keys. Title deeds are issued after the building certificate; your lawyer then transfers the deed to your name and pays the transfer fees due.
