Earth Residence: how it was built and delivered
The first building in the Iolouma collection, delivered in December 2025 on the date written in the contract.
The brief
Earth Residence set the template for everything that followed: a modest number of apartments, generous ceiling heights, and a specification written once and never downgraded. The plot was chosen for quiet, not for a view that would be built out within five years.
Because Iolouma sells directly as the builder, there was no marketing layer between the drawings the buyers saw and the building that was constructed. What is on the floor plan is what was poured.
Construction
The frame is reinforced concrete to current Cyprus seismic code, with thermal insulation continuous across the envelope to hold the energy rating. Services were coordinated before first fix rather than resolved on site, which is the single biggest cause of delay in Limassol residential work.
Site meetings ran weekly with the same structural engineer, MEP consultant and site manager from excavation to handover.
Delivery
Handover took place in December 2025, the month named in the contracts signed at reservation. Snagging was completed with owners present, and warranties were issued per trade rather than as a single vague statement.
