A developer that builds what it sells
Iolouma Developments Ltd is a Limassol property developer. We buy the land, design the building, build it and sell the apartments ourselves — there is no marketing agency or middle layer between the drawings and the keys.
Our buildings are deliberately small: usually six to twelve apartments. That keeps communal charges low, stairwells quiet and the building simple to maintain for decades.
The residences
Earth, Moon, Glory and Mercury are delivered and sold. Venus, Saturn, Earth and Jupiter are under construction, and Pluto and Neptune are coming soon. Live availability and prices for every project sit on the residences pages, fed directly from our records.
How we work with buyers
You reserve with a small deposit, your own lawyer checks the title and permits, the contract is deposited at the Land Registry, and payments follow construction stages. The delivery date is written in the contract, and the specification you sign is the specification you receive.

- Where is Iolouma Developments based?
- Our office is in Mesa Geitonia, Limassol, open Monday to Friday, 09:00–19:00. Viewings at the projects run Monday to Saturday, 09:00–18:00.
- Does Iolouma build large complexes?
- No. We specialise in boutique buildings of roughly 6 to 12 apartments, which keeps shared costs low and maintenance simple.
